Ran complete system tune up. Found system 1 lb low of sub- cool recommendations. Replaced valve core and added the 1 lb 410A. System is working within factory specifications. Cleaned and flushed drain and coils. Treated coils and drain. Taped insulation at bottom of access door. Recommend replacing bulb or UV SYSTEM. Bulb if available. System if not.

Ran complete system tune up. System working within factory specifications. Note: Secondary pan was half full, PRIMARY float switch was stuck closed. System does have Secondary run off pipe that was allowing system to cycle back on. Cleaned out pan and cleaned and oiled PRIMARY float switch. System draining properly now and switches functioning correctly.

Upon arrival I found no low voltage. I found transformer bad. I installed new transformer. I put my breaker inline to check for short. I found some bare wires but not causing short. I found contactor shorted. I replaced and tested it is cooling. I removed breaker and added homeowners low voltage fuse. We discussed replacement of system but did jot want quote at this time.

Upon arrival the system was in cool mode and set to 75. It was 72 in house and that is why it would not come on. I explained she would have to go to heat mode to warm up to 75. She would turn fan on and would start blowing. I explained to her to leave on auto.

Upon arrival unit was operating in heat mode when calling for cooling. Low voltage wiring in air handler did not have a good connection so unit wasn't energizing reversing valve. After solving that issue, the blower motor was operating intermittently. The green wire was receiving 24v but blower motor was not running. Diagnosed bad fan control board. Air handler is 25 years old, gave customer estimates on new equipment.

Reason plenum soaking wet on bottom & water finding its way out. Drain trap & float safety are bone dry, No doubt the primary pan has a cracked or void. Per Dale, new pan to be handled under Bay Area service warranty. Ordering parts

Maintenance completed. Checked refrigerant pressures, temperature splits, and static pressures. Cleaned indoor and outdoor coils. Washed and removed all debris from bottom of outdoor unit. Vacuumed and flushed drain line. Unit is running normally.

Customer called due to system not operating correctly. When I arrived system was on and operating but compressor was not. Looked in infinity controller history faults did not see any faults concerning the compressor or condenser. Turned system off and reset condenser breaker and turned system on in test mode system came on and operated compressor as well. Checked system operations in cooling all ok system was operating correctly. Took system out of tested mode and turned system back on in cooling. System came on and operated did not find any issues that would cause a problem at this time. Explained to customer system may have intermittent issue that cannot be detected at this time. System operating and draining at this time.

Unit # OD Condenser fan motor is overheating and shutting off. System requires 1/2 H/P motor 208-230 volt motor. Split system unit is on North side of building on the ground. Had to order motor. Note: motor has been changed before and no longer has original fan blade.

Installed new Heat Pump. Ran system leak search and pressurized system with nitrogen to 418 psi. This held for 30 minutes. Then vacuumed down to 260.Ran system to check for proper sub-cooling and charge. System is working within factory specifications.

I waxed outdoor unit and cleaned both coils. I flushed drainline multiple times. I replaced filter FILC017.I did not find any problems at this time.

I removed black controller and installed a new white controller. I reinstalled equipment and set up WIFI. Explained to homeowner that she and to get online and remove old controller and register new one. If not they would not be able to control through phone app.

When we got on the roof we found both compressors running. The number 1 compressor had 3 in thick of ice around it. The bottom half of evaporator coil was solid ice as well as all the capillary tubes were froze together. I disconnected compressor so the ice could thaw. The compressor is running. This was same issues as last time other than filters dirty. They are clean since just replaced. The belt is tight on blower motor. The entire system is dirty as far as both coils. There may be a possible leak and low on MO99 or coils are impacted. I could not trouble shoot at this time so I am rescheduling and will need to bring MO99 in case of leak.

Customer concern was thermostat would go blank throughout the day and then reset itself. Upon arrival thermostat was on and noticed customer had old style float switch we no longer use. Replaced old float switch with new one. Unit is running at this time.
