Stat was off on drainage safety Tested drain and seems to flow well Checked AHU and minimal algae was present Cleaned AHU pan abap & treated with Viper enzyme, treated drain line with drain solve. There was no filter door on the AHU or nearby; sealed abap all areas of air intrusion and loose tape on the return riser duct Noted: Drainage safety must be removed to empty and for reset Outdood unit shows signs of oxidation deterioration of aluminum in some areas Left quotes for new
System out of freon r22 and condenser fan motor has been changed in past and motor is setting on top of compressor. System is past repair. 3 ton straight cool system now with 5 kw on # 10 wire inside and out on 30 amp breakers Note: Could not get ahold of Carly after first time. No way to send email. System needs changed out.
Found the system low on 410a. The customer is aware of a leak and has the house up for sale. He would like to get the system gases up and running again. Added 5 lbs of 410a.
Upon arrival I went to rooftop unit. System was very old and labels missing. I removed panels and found it iced up. The blower motor was not running.,I checked amrad capacitor and it was fine. I checked wires to blower motor and found one broken off at the contactor. It had dry rotted the terminal. I replaced terminal and fan started. I shut system down and kept running blower. They are going to keep system off till morning. I warned them of possible water dripping on ceiling do to ice melting. We discussed new units and wants to add a new. He is going to have Jim Horton come out.

Replaced shorted dual run capacitor. Restarted and tested cooling and checked puron level.
Tested cooling. Checked puron level and temperature drop. Found capacitor was getting very weak and causing outdoor fan to drop out. Replaced capacitor and restarted cooling.
Routine maintenance Noted: Attic light not working Inadequate catwalk and service platform *Drain line is mostly flat on trusses, no pitch for most extent of drain, may be possible to re-route if drain issues become cronic. Liquid line is 1/4" copper = minor btu/hr capacity loss: line should be 3/8
Found the system low on 410a. Added three pounds and searched for the leak. Wasn't able to locate a leak. Recommend having us back out in a few months to do the tune up and check on the system.
Install new Reme Halo. System operating at this time.
Found that condenser unit is no longer able to expel its heat due to condenser coil deterioration. System is running at 460 PSI. Normal operation pressure would be 225psi This is causing poor performance. System is 19 years old and uses R22 freon that is being phased out of production. Recommend system replacement soon. System quote Carrier FFMANP036AOO3 24ACC436A003 TCNHP THERMOSTAT $6177

Static test and check refrigerant Noted Attic unit static drop at .35, the entering/leaving surfaces appear clean enough indicating depths of coil are dirty & refrigerant stats show incomplete charge (system has a leak, probably in the attic unit coil based on age and condition) Advised owner and per request deed refrigerant It is noted that before adding refrigerant the unit was turned off and on attempted restart the compressor was overheated and required cooling down with water hose to complete the work Recommend system replacement , 2.5 ton heat pump

Replaced condenser fan motor that had failed due to age. Restarted and tested cooling. Recall
Found primary common compressor wire burned off contactor. Repaired connection and restarted cooling. Found that indoor coil has been running without a cover over the evaporator coil for an unknown amount of time. Evaporator coil is not in very poor condition. System 16 years old and uses R22 freon that is being phased out of production. Left quotes for new system.
Found a bad blower motor. The system is under warranty and we need to order the blower. The customer will be calling in Saturday to see if we can get the part and return same day.
Found a tripped safety switch, removed the water from the secondary drain pan and flushed the condensate drain line. The drain line is under sized and should be 3/4 inch. Also the secondary drain pan doesn't cover the entire air handler and some of the plenums.

System shutting off on emer pan float safety, customer has been siphoning water out of emer pan Vacumed drain run to outside Vacumed unit pan which had 1/2" crud in it; treated pan with Viper enzyme Noted, 1 duct branch completely smashed Noted 1 other duct branch with torn vapor barrier Duct branches are old school T-fin type with gray vapor barrier Noted AHU is not level; hard duct return and absolutely no space around the AHU to make a correction ALSO is noted the Honeywell filter cabinet reduces the return duct from 10" Ã— 13" TO 4.5" Ã— 13" (1/2 Size) probabel cause for the HI return static (.7") System is recommended for replacement with complete duct remediation
I called customer. The room i repaired duct work is still not cooling. She wants me to return and see what else can be done.
