Completed maintenance. Checked refrigerant pressures and temperature splits. Cleaned evaporator and condensor coils. Washed unit. Pressures are high at 50 suction and 300 head. System is 21 years old and customer was given estimate for new 3 ton package unit. System is cooling at this time.

Found blower module bad. Had a 1/2 H/P module used to temporarily install. Tempstar system and looks to be under warranty. Installed temp module to get customer through until new part gets in. System takes 3/4 H/P module and motor if necessary. Gave quote for either way. Warranty or not.

Glen H.
No power to stat, found control power fuse blown (prior attempts to relocate stat by carpenter on site) Installed new fuse and tested. Recommend full system Tune up

Matt C.
Checked over the system to find the system cooling fine. The tenant is explaining that the cooling issue is intermittent and when the system isn't working the system isnt pushing air out of the vents. I believe that the blower is intermittently shitting down. The customer is going to run the blower all the time to see if it's the blower motor or not.

Replaced the VNA4 condenser to find an error code 86-46. Went through the system and replaced the VFD. Moved two thermostats and first started the new condenser. The customer is up and running and happy with Bay area.

Compressor badly overheated, unable to operate at present. Noted appearance of oil at base of accumulator, confirmed leak with electronic detector. Noted only 100 psi on gages = system nearly out of refrigerant. Noted aluminum in condenser coil is badly deteriorated = BTU/HR & effiency diminished greatly. Noted most all flex duct is older gray type and is heat shredded. System is 22 yrs old, no repairs to be reccomended Quoting new system and ducting. Ducting add on is 1800.00

Swap out truck

Unit #1, B Wing, far south unit Unit 2as fully operational at time of call, job voltage 212, low voltage me a sure at 23 to 24 Swapped unit transformer over from 240 to 208, New low voltage 27 to 28v Cycled unit several times, blower& compressor on every time. Removed batteries from stat and connected common wire, recycled system

Matt C.
Completed the maintenance inspection.

Glen H.
Compressor starts, draws hi amperage, 2 to 3 seconds shutdown, sounds like loose marbles in compressor. Refrigerant has no acrid odor. Not recommending a compressor change due to age of system and is unknown if compressor failed due to another mechanical component ( electrical components tested well enough for test of unit however 2 capacitors are weak.

Upon arrival I disconnected wires from contactor and switched out 3/4 in 90 deg seal tight connector. I took pictures of before and after repair. Then homeowner said temps would fluctuate on Cor stat. I checked wiring and found the dehumidification was not setup or wired to board. I added acc+ wire and connected to dehumidification on board. Then pulled j1 jumper. Then I reconfigured controller. Then I set to 2 deg over cool. Then explained to homeowner it works and how to adjust settings. I tested each mode and is dehumidifing at this time.

Paul@bayareacool.com
Upon arrival customer stated that system is not operating. Found popped fuse in airhandler. Contactor was shorted and has been replaced with new part. Replaced fuse and the system is currently up and running.

Paul@bayareacool.com
Completed maintenance. Checked refrigerant pressures, temperature splits, and static pressures. Vacuumed and flushed drain line. Cleaned indoor and outdoor coils. Washed and cleaned outdoor unit. Removed all debris from bottom of outdoor unit. Ordered new filter. Customer has paid for the filter.

Matt C.
Found a limit switch tripped due to the blower wasn't coming on while the heat was cooling. Made adjustments in the thermostat to allow the blower to run while cooking for heating.

Paul@bayareacool.com
Upon arrival system not working. Drain line was clogged and tripped float switch. I vacuumed and flushed the drain. System is now working correctly.

Matt C.
Completed maintenance

Matt C.
Found that the system is leaking water from it's primary pan which has been doing it for some time. A lot of rust is showing. Due to the age of the system of recommend having it replaced. To replace the pan we would want to replace the evaporator coil as well due to the rust and age of the coil. Gave options both ways.

Paul@bayareacool.com
Upon arrival customer stated that unit is not running at all. Inspected thermostat wires and noticed that there was no low voltage. I inspected air handler and found blown fuse. I replaced the fuse and the system is up and running.

Matt C.
Found a blown fuse due to a short in the condenser.

Paul@bayareacool.com
Maintenance completed. Checked refrigerant pressures, static pressures, and temperature splits. Vacuumed and flushed drain line. Cleaned indoor and outdoor coils. Removed leaves from bottom of Condensor. Unit is running normally.

Jeff M.
Upon arrival I checked fuse. Then I checked float switch. When I pulled float switch out to test the system started. I found loose wire connection. I tightened wire nut and it is working. I must of hit with panel and pulled it part of the way loose.
