Technician was professional and pleasant. My AC is about 17 yrs old. It was working fine when I called Bay Area. However I hadn't lived in the house wanted to make sure I wasn't going to have any issues. I expected a sales pitch at the end of the appointment. You know the one...Old unit time, for a new one etc. When I asked the technician if I should be concerned with anything I was told that he didn't see any issues with the unit! AWESOME AND HONEST! Will definitely use Bay Area AC again. I only gave a 4 star in price because I had a competitors coupon for 1/2 the price. I had originally scheduled them come out. My husband didn't know and made appointment with Bay.

No cool. Check capacitor, replaced. System operating at this time.
Removed hurricane clips, made very little difference. Noise stopped when oxygen machine turned off. Returned when oxygen machine turned on.

Found contactor completely dead. System was overheated. Replaced contactor and coole system to start. System working within factory specifications now. Because system overheated so badly it is my recommendation that customer leave it off for a few hours to cool completely down. Cap. # USA2236 S# 41878575
Pulled unit off wall just enough to system vibration can't conduct sound to main structure of house to keep sound level at a minimum. Unit is directly outside of bedroom so there will always be some sound when running.
Sound level of system is normal. Package system is pushed up tight to house with duct cover to meet code. This is likely causing a sound conduction. It may be possible to reduce sound vibration by pulling system a half inch away from house after inspection is done. Warranty

2nd opinion photographed invoices from other company. Found X13 blower motor failure. Customer wants quote for factory motor replacement. Also left quote for system replacement at custmer request. $6330 Payne system.
Upon arrival I checked float switch and was fine. I started system and found run capacitor open. I replaced capacitor and it is cooling at this time. I got equipment info. explained 5 year waon capacitor with 2 year labor warranty.

Found the system freezing up due to a bad blower capacitor. Replaced the capacitor and checked the freon level. 63.1 psi over 220.1
SYSTEM MAINTENANCE ON HEATPUMP SYSTEM.
Upon arrival I took pictures of what it looked like. Then I removed the 2 duct covers. I reversed them putting the more ridged piece on bottom for support to take dip out of middle. Then I reattached and sealed with tape and caulk. Then I labeled unit per Doug. Then I added a clamp 12 inches from disconnect. Paper work was put in place yesterday per Greg. It should pass inspection at this time. I took pictures of final repairs.
Closed out for year end. If customer calls please re do invoice.

Maintenance completed, drain and flush condensation line, advised client to replace air filter regularly, clean evap coil and conderser coil, check system operations, advised client system condition, unit is 12 years old, coil are showing moderate signs of rust, due the system age it may cause brake down or refrigerant leaks , at this moment the system is operating within manufacturing specifications, send system replacement quote on the email on file, financing options are available
Found system low on refrigerant due to leak in evaporator coil. Coil will need to be replaced . COST for new trane coil $3715 System is 10 years old. May want to consider system replacement. Left quote for new equipment. Recall.

Drain line was clogged and pleated filter so dirty was sucked out of cardboard frame, also no trap in the drain line (air could be heard grugging at outlet) Installed 90Â° ell for trap and vacumed drain line 12 Ã— 24 filter needed asap Noted Outdoor unit condenser coil full of heavy oxidation (causes poor bth/hr transfer) Indoor unit evaporator very dirty entering air side System dates to 2008,, Quoting new system
Upon arrival I knocked on front door upstairs,side door down stairs and back French doors. No one answered. I call owner. She tried calling tenant. No answer she had me take pictures of doors to be able to show tenant I was there.
Found a bad capacitor within the condneser. Replaced the capacitor. And tested the systems operation. I gave the customer the option to get the factory capacitor for only a labor charge but she decided to go with the American Made Capacitor that we stock on our trucks.
Upon arrival the Coleman gas was not ignite. Gas valve and power off to unit. I turned system on and tried to light pilot. I checked voltage to valve and had the required 24 volts. The gas valve was not allowing gas to flow through. Gas valve needs replaced. I dicussed at length on eliminating system and in stalling a heat pump. She is going to get estimates from gas company to replace gas valve.
Found small area of algae in primary pan causing water level to be higher than normal and subsequent drain safety activated. Cleared algae abap and treated pan with Viper enzyme. Recommended tenant use a lesser type pleated filters
