We hired Bay Area Air Conditioning to get a second opinion on a complex And potentially very expensive problem. We were getting drastically different opinions on it before and Bay Area AC tech helped us to understand the situation in order to make an informed and balanced decision. The difference with other companies was that Bay Area tech actually used measuring devices for evaluation and patiently demonstrated and explained every important point to us. A couple of other Companies that came out before them, just stated their opinions by simply looking at things or making back of the envelop calculation of what the functioning of the system SHOULD be. That calculation was not accurate if we compare it to actual measurements done on our system today. This fact alone will save us several thousands of dollars, for which we are very grateful.

Installed 20" 30" filter grill
Replaced the low voltage wiring from the air handler to the condenser. Also fixed the wiring at the air handler. Warranty no charge.
16 SEER 10-YEAR PARTS AND 1-YEAR LABOR WARRANTY
Checked continuity of all thermostat wires between indoor unit and outdoor unit. Had to use alternate conductors for two wires to condenser. Used green in place of orange and black for Y2. Restarted and and tested cooling and heating. Warranty.
Replaced dual run capacitor that was weak and over heating condenser fan motor. Restarted and tested cooling.
New system. Found that heatpump was getting O Signal at air handler but not at condenser. Suspect that existing thermost wire is broken under ground. Rigged system to run on cooling only but will need to return ASAP on Monday with 2 techs to pull new thermostat wire. Warranty
Found a blown fuse due to a low voltage wire wasn't terminated during the last visit which lead to a low voltage short. A few of the wires going to the condenser are damaged and if recommend running a new thermostat wire. Will need two technicians.

Fan drawing high amps, replaced capacitor, amp draw lowered some but still high. Top of grate completely rotted, would not be able to replace motor without new top.
Recommend replacing stat wire to OD unit with new equipment. System only operating with Em heat, attempted to operate heat pump but short to ground causing fuse to blow.
Confirmed blower motor failed 16 pin ECM
Upon arrival i turned blower on to find leaks. I sealed the holes from attic with tape and all around plenum and then coated with mastic. I could not find any leaks at this time.
Found that one element in electric heat package is shorted and either opening breaker or 24 volt fuse when system tries to run aux heat. Disabled electric heat package and ordered replacement. Warranty.
Upon arrival there was a burnt wire smell and arcing sound. I found hard start had burnt. I removed and tested capacitor and is getting weak but ok at this time. I repaired wire terminals and ordered a quote only for new defrost board. Board was very hot from short but working at this time. I got equipment info.
Upon arrival the homeowner said she called and canceled call an hour before I got here.
125 psi standing pressure, system out of refrigerant no visual indications (oil) were observed, liquid drier is heavily rusted however no soap bubbles were observed, customer was informed a leak search was needed (1/2 to 1& 1/2 hrs Systed dares to 2010 and has no warranty. Customer wishes to RS if further service is needed
Installed temp condenser, collected deposite
System off on primary float, no water in emergency pan. Primary pan & drain both had fair amount of spoozey algae and lower 1/2" of coil also. Vacumed, flushed, & cleaned abap. Treated evap coil with peroxide, pan with Viper enzyme. Prior to spring/summer recommend power wash cleaning. May have to perform this task sooner depending on if drain issues continue. Power cleaning charges will vary 150 to 2. Today's service handled as recall
Found a bad float switch. Replaced under warranty. Flushed, treated, and tested the drain line.
Need indoor fan motor coated $120 customer wants tune up and purchase service contract when we come back with parts will discount the installation of motor and do tune up quoted $197 for a silver contract please order motor call ASAP when motor comes in now
Replaced defective thermostat with no display even with 24 volt power at R and C terminals Used CARRIER TCNHP THERMOSTAT.

Disinfected indoor air handler. Added drain solve, drain tablets and viper pan spray. Tested float and checked drain. Checked puron level and running amps on system.
System maintenance on 3 ton heatpump
upon arrival the system was 4 lbs low on refrigerant. I added and then did a leak check. It is leaking at sensing bulb capillary tube and could not repair. Ordered TXV
No one's home to check on the system.
Upon arrival the stat was blank. Unit was in garage attic with about 18ft ceiling. I vacuum drain line outside and removed clog in drain. After finally getting into attic with extension ladder I found float tilted down by suction line on it. This would not allow it to sit level and reset when vacuum from outside. I pulled suction line up enough to level float switch. It is now cooling and draining at this time.
System is air conditioning with electric furnace unlike heat pump, outdoor unit doesn't run during heating cycle. Electric heat was not working when arrived. Spade on relay not seated on terminal. Seated connection and all 8kw heat now operating properly. Discharge temperature of approximately 90f.
Cleaned out blocked condensate drain line and drain pan. Added drain tablets and viper pan spray. Restarted and tested cooling and drain line.
