We hired Bay Area Air Conditioning to get a second opinion on a complex And potentially very expensive problem. We were getting drastically different opinions on it before and Bay Area AC tech helped us to understand the situation in order to make an informed and balanced decision. The difference with other companies was that Bay Area tech actually used measuring devices for evaluation and patiently demonstrated and explained every important point to us. A couple of other Companies that came out before them, just stated their opinions by simply looking at things or making back of the envelop calculation of what the functioning of the system SHOULD be. That calculation was not accurate if we compare it to actual measurements done on our system today. This fact alone will save us several thousands of dollars, for which we are very grateful.

System maintenance on 3 ton heatpump
upon arrival the system was 4 lbs low on refrigerant. I added and then did a leak check. It is leaking at sensing bulb capillary tube and could not repair. Ordered TXV
No one's home to check on the system.
Upon arrival the stat was blank. Unit was in garage attic with about 18ft ceiling. I vacuum drain line outside and removed clog in drain. After finally getting into attic with extension ladder I found float tilted down by suction line on it. This would not allow it to sit level and reset when vacuum from outside. I pulled suction line up enough to level float switch. It is now cooling and draining at this time.
System is air conditioning with electric furnace unlike heat pump, outdoor unit doesn't run during heating cycle. Electric heat was not working when arrived. Spade on relay not seated on terminal. Seated connection and all 8kw heat now operating properly. Discharge temperature of approximately 90f.
Cleaned out blocked condensate drain line and drain pan. Added drain tablets and viper pan spray. Restarted and tested cooling and drain line.
system maintenance on 3.5 ton heatpump system. Cleaned indoor coil with water only and no chemicals per customers request.
Found water in the float switch reservoir. Flushed, treated, and tested the drain system. The capacitor is good 37.9/4.9 and the system is dropping temperature by 18 degrees.
Found that the thermostat displayed temperature was 82 degrees when it was 77 degrees inside. Adjusted the offset by -5.5 degrees and tested the operation of the system. If the offset doesn't hold I would recommend replacing the thermostat.
sealed up air leaks on side and back side of ductwork with mastic and duct board.
Found that the system has a wet spot on the primary drain pan and the water is leaking through the unit onto the floor. The drain line is dry. Due to the age of the system and the condition of the coil I would recommend replacing the system. Find a primary pan for a GE product from 1988 is unlikely.
Adjusted blower speed, 048 air handler and 036 condenser. Test and checked system. All operating properly
Water running down insulation from coil and dripping. Only way to repair would be to pull, coil and replace insulation, system 22 years old , not recommended.
Sealed leak on right side of air handler but will need more duct board to seal leak in back of air handler. Need to return with more duct board to seal plenum in back
Completed the maintenance inspection. No problem at this time.
Changed cap to a new American made capacitor CAP455A . This was to bring up to Bay Area Cool standards.
14 SEER 10 year parts and 1 year labor warranty
Found code 179 due to a bad outdoor inverter board. The system is under warranty and the part would need to be ordered.
Found a bad capacitor. Replaced the capacitor under parts warranty and checked over the system. Adjusted the subcooling from 2.2 to 12 degrees. Customer signed up for our Silver membership and is due a tune up service.
Found intermittent blower module quitting. Need new module.
Found a tripped float switch. Flushed, treated, and tested the drain system. Recommend annual maintenance inspection.
Installed tube that runs into primary pan off top part of coil. Noticed we had forgot to reinstall when we flipped system to horizontall right.
14 SEER 10 year parts and 1 year labor warranty
Upon arrival I looked at inspector pictures. I sealed return plenum in front of unit. Then there was two holes where rodents could enter plenum. I sealed the holes with insulation and taped insulation around lineset in floor and side wall. I added insulation to areas that needed it. Plenum is insulated and sealed.
Drain clogged unit off on float safety switch. Flushed drain and drained pan.
Checked on the water stains and found that they are not from the ac system. Both stains are dry. Could be from a past leak or high humidity in a room that doesn't have AC. Recommend running the exhaust fan while showering to help remove extra humidity.
Clear drain and pan. Add 1 lb. R410A. System operating at this time.
Found water in the secondary drain pan. Flushed, treated, and tested both drains. 90 day warranty on today's drain service.
Found evaporator coil frozen, drain plugged, and float switch is working properly but, couldn't keep up with amount of water that came off coil deicing. This got bottom of cabinet full that overflow into secondary pan. Checked for leaks and could not find. Charged with one pound of R22. Completely defrosted coil and cleaned drain. Flushed drain and pan and treated. System now working properly. Note: Will need to leave fan in the on position for a few days to dry out cabinet then put back to auto fan. Compressor was pulling 24 RLA and FLA is only 25. Checked capacitor and found it was dead reading 0 out of 80. Start capacitor was only thing getting compressor to work. Changed capacitor and retested. Now compressor is running at 12.5 amps
Upon arrival the condenser fan motor was burnt up. I installed a rescue motor to get going. Kids have breathing issues so I needed to get air to them. It is cooling at this time. Hopefully will keep them cooling until install.
