We hired Bay Area Air Conditioning to get a second opinion on a complex And potentially very expensive problem. We were getting drastically different opinions on it before and Bay Area AC tech helped us to understand the situation in order to make an informed and balanced decision. The difference with other companies was that Bay Area tech actually used measuring devices for evaluation and patiently demonstrated and explained every important point to us. A couple of other Companies that came out before them, just stated their opinions by simply looking at things or making back of the envelop calculation of what the functioning of the system SHOULD be. That calculation was not accurate if we compare it to actual measurements done on our system today. This fact alone will save us several thousands of dollars, for which we are very grateful.

System shutting off on float switch safety due to blocked drain. Cleaned and flushed drain line with drain solve cleaner. Purged with shop vac and added drain tablets and viper pan spray. Restarted and tested drain line and cooling
upon arrival the blower would not start. I installed temp module to keep cooling until part can be replaced. I ordered part. Would like repaired on Monday leaving town on Tuesday if possible. 5/24 I removed temp module and installed MODULE HK46ER249 And tested. It is cooling at this time.
Found system off on float safety switch, flushed drain and drained pan. System currently operating properly but reccomend replacement due to age and condition.
Inspect DW, seal bathroom vent and remove insulation. Repair DW in 2 locations. Clear drain and treat, Both units. System operating at this time.
Found a tripped float switch due to a clogged drain line. Treated, flushed, and tested the drain system. Also went over the homeowner monthly maintenance protocol.
15 SEER 10 Year parts and 1 year labor warranty
Upon arrival we removed old secondary drain pan. Then we installed new 78 inch drain pan. We changed pitch of drainline to help it drain better. It is cooling and draining at this time.
Disconnected wires to unused well pump from service disconnect to hvac system.
Maintenance completed, drain and flush condensation line, advised client to replace air filter regularly, clean evap coil and conderser coil, check electrical components and system operations, all systems vital are good at this time, client renewed silver membership maintenance contract
10 parts and 1 year labor warranty
I remeasured for bigger drip pan to keep from backing up into plenum and and ruining ceiling. It has been repaired 3 times. 28W x 78L special order.
I called customer and he needs a 10 in metal duct ran from exhaust hood going to send me a picture to see what is needed for the job.
Found the air purifier to come on and it is powering up. As far as the uv lamps they are not working. I did find that the cabinet insulation support did come loose and was touching the UV lamp. Per John we are going to replace both lamps at no charge.
Found compressor locked rotor. Compressor will need to be replaced . Cost is pending Check warranty status. Call 727 430 9690 to quote price.

I homeowner start system. The condenser fan motor bearing is going out. It was very low on refrigerant. I noticed jot much air coming out of condenser coil.,it was impacted and it looked like fan had hit it at one in the past. I checked evaporator coil and it was impacted. I cleaned both coils to try and get them by till install. I added 5 lbs of refrigerant and it is cooling. It is not going to last do to leak in condenser coil. Not much more can be done to keep cooling other than add refrigerant daily.
Found outdoor fan motor drawing high current and over heating. Replaced fan motor and capacitor
Called and spoke with the customer and explained both options to the customer. He will continue to go with the evergreen blower motor. Please call and schedule the repair for 984
Found the system frozen over, deiced the system and checked over the unit. I did find the pressures to be okay. The air filter was impacted. May have caused the system to freeze. Also could be an intermittent blower fault. Explained to the customer what to look for if the blower is dropping out. Left an estimate to replace the blower module in the event the customer would like to have it ordered. After cycling the system a few times found that the blower module is intermittently failing. Installed a temporary module from an old unit to get the customer up and cooling til we return with the evergreen blower motor.
Service needed on the other system.
I've spoken to Mr. Ryder and answered his questions. He would like to move forward with the replacement. 5 stage Infinity.
Found water overflowing the secondary drain pan for two reasons. One the primary drain pan is allowing water into the air handler cabinet and the secondary float switch has failed. The system is 14 years out and to replace the primary drain pan we should also replace the TXV and evaporator coil as it is very rusted and by removing it, it may cause problems with a refrigerate leak. Note: water over flowed onto the garage ceiling due to the faulty safety float switch.
Found the system with a fault code 99. Found an over charged system. Set the system in a charging mode and adjust the charge to it's requirement.
Found the system low on r22. Recommend having the system replaced as it's very old and leaking freon which is being phased out. Will request to have our Salesman contact the customer to talk to them about the replacement.
upon arrival I recovered old refrigerant and removed condenser and filter drier. We installed new condenser and drier. We installed new surge protector. We evacuated system to 192 microns and degraded 207 after 10 min. We placed in charging mode and target subcooling was 17.8. I added 10.4 lbs of refrigerant to reach subcooling.
Upon arrival I took portable ac unit in house. Paul and his son set it up while removed inverter I installed yesterday. I took picture of label per Dale. Portable unit is cooling at this time.
Replaced disconnect that was not allowing 240 volts to reach condenser. Restarted and tested cooling.
Cleared blockage from condensate drain with high pressure and then cleaned and flushed with shop vac. Added drain tablets and viper pan spray to help keep drain line clean. Restarted and tested cooling and drain line. Put fan to on position to dry out indoor unit recommend leaving like this for 24 hours and then turn back to automatic. Waited to see condensate drain outside. Recall no charge
Test ran cooling . Checked refrigerant level and temperature drop on indoor unit. Temperature drop across indoor coil was 21 degrees. After further checking found that condensate drain line was blocked . Cleaned and flushed drain line. Restarted and tested drain. Found no other issues at this time. Recommend customer check filter frequently while construction is going on.
Completed the maintenance inspection. Installed a new P-Trap for the upstairs air handler.
