We hired Bay Area Air Conditioning to get a second opinion on a complex And potentially very expensive problem. We were getting drastically different opinions on it before and Bay Area AC tech helped us to understand the situation in order to make an informed and balanced decision. The difference with other companies was that Bay Area tech actually used measuring devices for evaluation and patiently demonstrated and explained every important point to us. A couple of other Companies that came out before them, just stated their opinions by simply looking at things or making back of the envelop calculation of what the functioning of the system SHOULD be. That calculation was not accurate if we compare it to actual measurements done on our system today. This fact alone will save us several thousands of dollars, for which we are very grateful.

upon arrival I recovered old refrigerant and removed condenser and filter drier. We installed new condenser and drier. We installed new surge protector. We evacuated system to 192 microns and degraded 207 after 10 min. We placed in charging mode and target subcooling was 17.8. I added 10.4 lbs of refrigerant to reach subcooling.
Upon arrival I took portable ac unit in house. Paul and his son set it up while removed inverter I installed yesterday. I took picture of label per Dale. Portable unit is cooling at this time.
Replaced disconnect that was not allowing 240 volts to reach condenser. Restarted and tested cooling.
Cleared blockage from condensate drain with high pressure and then cleaned and flushed with shop vac. Added drain tablets and viper pan spray to help keep drain line clean. Restarted and tested cooling and drain line. Put fan to on position to dry out indoor unit recommend leaving like this for 24 hours and then turn back to automatic. Waited to see condensate drain outside. Recall no charge
Test ran cooling . Checked refrigerant level and temperature drop on indoor unit. Temperature drop across indoor coil was 21 degrees. After further checking found that condensate drain line was blocked . Cleaned and flushed drain line. Restarted and tested drain. Found no other issues at this time. Recommend customer check filter frequently while construction is going on.
Completed the maintenance inspection. Installed a new P-Trap for the upstairs air handler.
Completed the maintenance inspection. Unable to test the air within the home. I'd recommend a mold remediation company to complete these test. The filter back grill in the laundry room is an access point for the dryer's booster fan. Also the vent in the garage attic is for the fresh air vent for the laundry room.
Found the filter door loose allowing air to past through making the vibration noise. Secured the filter door and taped the air handler filter door to the air handler.

System maintenance on 4 ton Trane 2 stage heatpump.
Found burnt common wire from contactor to capacitor. Repaired wire and reset breaker in panel. Tested system and found no other problems with system. Note: System is old and about do for replacement. Checked capacitor and defrost control board. Both good.
Ran system tune up on all 3 systems. Had to recover some 410A on unit #3 that we did work on March 3rd . It is now working properly. All systems working within factory specifications.

Found a blown capacitor. Replaced the capacitor and tested the system. The unit is very old and recommend having it replaced as it is problematic.
Checked over the system. Found the system low on 410a. Added a few pounds and searched for a leak. Wasn't able to locate a leak. Will return later in the week to check on the system and go over any concerns with the customer.
upon arrival the system was off. I started systemand checked pressures. I added a lb of refrigerant to bring subcooling up per target of 14. It was still low so I slowly added another lb. The subcooling came up to target suction pressure rose and at lot of heat draw coming from condenser fan. System is draining. It was a cool day when new lineset was installed so I could not get accurate readings. It is cooling and draining at this time.
He said system had low pressure fault. It has a very long line set and it was very cool out when we installed new lineset and condenser. It might need more refrigerant now that it is humid and temp higher. Worse case the water damaged new txv I installed before we replaced lineset and condenser.

Found code 71 and 81 on the UI. Found a bad capacitor. Replaced the capacitor and tested the system. 5 year parts warranty and a 2 year Bayarea labor warranty on todays capacitor. Note: the system did not have the factory part. Recommend having both systems maintenance. Bay area Silver membership is $197.00 per system.
Upon arrival it was shutdown for same low pressure lockout. I reset fault and the txv instantly slammed shut. I went to airhandler and cut wire ties i installed over foam. Then i seen that the factory band had not been cut. The sensing bulb was not cut loose when brazing lineset at install. I ordered txv but homeowner is extremely upset and only wants me to replace it. System was hunting when I first got here the previous call but stabilized and was running fine. The homeowner kept say system was rattling. I never noticed it on last call but found the plate cover that is removed to install heat strip was laying on top of coil at back of coil. Homeowner furious over that.
Upon arrival i placed in charging mode and entered lineset length. 60 feet. It required 9 lbs and a few ounces. It came with 6.38 so I added 3lbs. I tightened sensing bulb it would not stabilize but finally did after tightening bulb.
