I called around 1230 on a Saturday afternoon, within an hour the tech was at my house. I have very little knowledge and even less experience fixing AC units, so they tech could have told me I needed an entire new system and I would have believed him. Instead he was very honest, explained the problem and told me I could run into issue down the road but he explained how I could fix myself. Instead of worrying about the issue happening later down the road, I decided to go ahead and order the part anyway. The service agent didn’t push the item on me, I made that decision based on his honest approach to the problem and figured, like a good car mechanic, might as well let someone who was honest and upfront work on the unit. Very happy with the service and how quickly they were at my house. Thank you!

Even though it was technically after hours ( 6pm arrival) Jeff was hot and tired... but still very polite and professional. He kept me informed through the entire visit and shared with me a few tips on how to prevent the incident from recurring in other units. Our units in the complex are quite old, but he was informative and took the extra time to ensure I was comfortable with the actions needed to help future clogging. I was quite impressed with the service I received. Our "normal AC guy" who is on vacation is commonly referred to as.. the Grumpy AC guy... when residents have issues with their AC. He may have lost a customer, as I was much happier with the response time from Bay Area AC Inc. our normal guy takes care of us "on his way home"... and sometimes that can be a day or two. To receive same day service was a great relief for myself and my tenants. Thank you... Great job Jeff !

Found a tripped float switch. Flushed, treated, and tested the drain line. Recommend annual maintenance. 90 day drain warranty. Customer paid CASH.
Estimate DW replacement.
Found two systems. Ran complete systems tune up on both. Both systems working within factory specifications
Replaced dual run capacitor. Restarted and tested cooling. Checked puron level. Custmer will call in payment. Price quote for new 2.5 ton 14 seer straight cool with 10 year parts and labor and moved vertical to garage. $6289.

Tune up complete
Customer has the system set for 65 degrees. I found that the air filter was restrictive. Replaced the filter and checked over the system. Recommend changing the air filter monthly and setting the thermostat no lower than 75 degrees. 20 degree temperature split. 21 degree Superheat. Calls for 20.6 Capiactor reading 39.85/4.53 Customer paid cash.
Indoor fan motor grinding making a lot of noise when it shuts down unit looks like to be out of warranty second owner send information to Harry to get prices on new motor and new control board inside air handler also gave quote to replace system once Harry gives them a quote they'll decide what they want to do
upon arrival I started system and chevked pressures. I found it 3 lbs low on refrigerant. After speaking with realtor and owner I added 3 lbs R410A refrigerant. Then I checked the rest of the system. Then I emailed quote to owner for replacement system. I filled job replacement sheet in case he decides to have new system in.
Replaced leaking evaporator coil. Leak tested and evacuated system. Recharged with 410a . Restarted and tested cooling. Running pressures have greatly improved. However are still lower that what is normal due to ductwork under house being under sized. Undersized ductwork was likely installed due to low clearance under house. If problem persists may need to find a way to increase size of ductwork under house. System installed by others do not know if same size unit was installed for replacement. Coil 1017859R Drier KH43LG072 Collected check for deposit
Found no 24v at stat Found blown control fuse Noted, Float safety wires were run thru blower door panel (pinched wire?) Also noted 1/2" Rome connector with field low voltage wires ran thru (again possible pinched wire) Re-routed both sets of control wires, inspected outdoor unit for possible shorts, replaced fuse, system up and running. Actual cause of blown fuse undetermined, as system did operate several days from prior call and there was a 2nd blown fuse laying on service platform Over 1 hr = 4, 1/4hrs@ 30$ = 120
Found 45Ã—5 capacitor greatly deteriorated, compressor drawing 90 amps trying to start Installed temporary capacitor to run & test Refrigerant statistics indicating lower charge, rechecking on return parts trip
Found system iced up. Defrosted coil. Found system to be low on refrigerant. Leak searched system and found leaks in evaporator coil. Coil will need to be replaced cost is pending.
Service call completed, water damage on ceiling upon arrival, drain line clogged, cleared drain system, during diagnostic found drain line connection not glued, removed pvc, add glued connector and insulated, tested drain system, advised clients the return plenum is completed soak due the drain system being clogged, advised to run the indoor fan for couple days of that doesn't dry the duct board the next solution it will be replacing the damage component, system is cooling at this time

Found a bad capacitor. Replaced the capacitor and the fan and compressor came on. The system is up and cooling. I would recommend having a preventative maintenance inspection completed to ensure that the rest of the system will operate throughout the summer. Maintenance inspection $99.00 or a silver maintenance plan for $197.00
Found a tripped float switch due to a clogged drain line. Treated, flushed, and tested the drain line. Left the system cooling and draining. Return air temperature: 76.5 degrees Supply air temperature: 54.0 degrees
Ran complete system tune up. Found system overcharged by about 2 lbs. Got system within specifications.
Took pictures and found system strapped down in 4 places.

Replaced shorted compressor capacitor. Restarted and tested cooling and checked freon.
upon arrival the system would run then shutdown. I checked float switch and system started. I removed panels and flushed drainline multiple times. Then system was starting and stopping. I removed top panel and and tightened connections for float switch. Then it stayed running. I checked pressures and were fine. I checked temp split and I had 80 degrees going in and 60 degrees leaving. It is staying running and is cooling at this time. also added equipment info
Perform yearly maintenance checks and cleanings. UI touch screen not responding for tech settings. Replaced with new UI controller. Ordered new filter. System operating at this time.
Found a blown fuse due to a low voltage short in the condenser. Also the return duct was coming loose. Removed the low voltage wiring and reattached the return duct.
