Even though it was technically after hours ( 6pm arrival) Jeff was hot and tired... but still very polite and professional. He kept me informed through the entire visit and shared with me a few tips on how to prevent the incident from recurring in other units. Our units in the complex are quite old, but he was informative and took the extra time to ensure I was comfortable with the actions needed to help future clogging. I was quite impressed with the service I received. Our "normal AC guy" who is on vacation is commonly referred to as.. the Grumpy AC guy... when residents have issues with their AC. He may have lost a customer, as I was much happier with the response time from Bay Area AC Inc. our normal guy takes care of us "on his way home"... and sometimes that can be a day or two. To receive same day service was a great relief for myself and my tenants. Thank you... Great job Jeff !

Completed the maintenance inspection. Found the system low on 410a. Added 4lbs and found a leak at the outdoor TXV. Note: The TXV is also closing down during the heating cycle which lead to the compressor over heating.

Upon arrival the system would not start. Strsight cool with electric heat. I turned to heat but had no low voltage. I looked down and noticed float switch pipe was tilted up. I removed float and found it stuck in the up position. I removed all the spider webbs and freed switch and system is now running.

Airflow to front bedroom very low. Duct is installed per sizes on drawing. Room has 3 exterior walls. 12" duct to distribution box approximattly 25ft, 6" flex from distribution box to bedroom is approximattly another 25ft and connects to existing 6" metal duct to bedroom. Checked package system. 2007 System is a 2 ton straight cool system with a 5 kilowatt heating element. Not a heatpump Heating element is working but thermostat must be set to EM HEAT to operate heat. If thermost is set to heat the cooling will turn on. Filter size 18x24x1 Whenever system is ever replaced main electrical service will need to be upgraded unless the county will grandfather in existing electrical service.

service call completed, system had a blown fuse upon arrival, replace defective component, unit up and running, noticed burning spots on the control board, inspect wiring and cover small sections near the 24 v transformer, disconnect u.v system since it was not operating upon arrival, recommended to replace u.v system and connect with a separate transformer , at this time no parts need be ordered

Replaced electric heat sequencer to get heating working in some forem. System has two elements and one is no longer repairable. System is only able to operate on 50% heating capacity. Left quotes for new system. System is very old and in poor condition.

Found system turning on and off continuously. Checked 24 volt wires and found no breaks. Faulty stat is what I found. Note I installed a temporary stat to insure customer that this was the problem . After installing new stat I discovered what caused the problem with the old stat. The disconnect was melting down.

upon arrival the heat strip was not coming on. I found loose wire and terminal burnt. I cut bad end off wire terminal and it is heating at this time.

upon arrival nothing was responding from stat. I open cabinet and found loose float switch wire. I went through parameters on stat to make sure it was set up for straight cool. I tested in heat and cool a couple of times each to make sure it would work.

upon arrival i noticed system was only a year old. I found capacitor open to compressor. I quoted price and homeowner agreed so I replaced. I got all equipment info. I was not sure if they had any warranty since it was installed right before purchasing home. I was not sure of GOODMAN warranty if she had 5 years being second owner. She paid full price for capacitor.

Upon arrival the tenant said she did not have heat. I found stat was set up for a heat pump not a straight cool. I changed parameters. Then I sealed both plenums with tape and mastic. I vacuumed drainline since I was there. I ran fan and could not feel any leaks.

Checked over the system. The buyer is concerned of the ac system being under sized. The temperatures throughout the house are within 2 degrees of each other and all rooms are getting good air flow. The system is in good working order. Recommended having the upstairs duct work sealed to prevent any air leakage. The seller is aware and said he would be taking care of this concern.

2 ton heatpump system at least 11 years old. R22 freon. Replaced open fuse link that allowing electric heat package to turn on to aid heatpump in colder weather. Tested heatpump and checked freon. Was unable to test defrost due to high outdoor temperature. Left quote for new system due to age 9f current system. Electric panel must be upgraded before any installation of new system. Replace return flex to 18" and support appropriately. Replace supply plenum with properly sized id 12x23 approx 25" long, reinstall 8 and 4 into plenum. Enlarge run to other side of home to distribution box with 14" out of front of plenum

Upon arrival the homeowner said there was an oder. It was new heat strip. It is a straight cool and has new htr in it. I answered all questions of concerns she had. There are no problems with unit.

annual ac tuneup and cleaning. I checked all operations and were good. I checked amp draws,static pressures and temp splits. I waxed outdoor unit and cleaned both coils. I flushed drsinline multiple times with dawn. It is cooling and draining at this time.
